The DOJ settled with RealPage and multiple major landlords. California and New York enacted algorithmic pricing laws that are now in effect. More than a dozen cities added active bans. And the DOJ issued pointed new statements about AI in rental markets that every operator needs to understand regardless of which software they use.

Meanwhile, the Federal Trade Commission, state legislatures, attorneys general, and private plaintiffs have been active with rental fee transparency and "junk fee" legislation and litigation. Apartment marketing processes are now expected to have more robust fee and "total price" disclosures - not just for regulators, but consumers as well. And permissible fees for tenant-paid operating costs - including trash, pest, payments, and utility administrative fees - are subject to new limits and legal challenges.
